Primer, build coat, metallic and moisture barrier: picking the right epoxy
Epoxy is the layer that does the bonding and the building. It wets into a properly ground slab, fills minor texture, and gives you enough open time to roll a bay and broadcast flake into the wet film. That is why epoxy sits under most floor systems rather than on top of them.
The epoxies in this category do different jobs. A primer is thinner by design so it penetrates and grips, and it is not meant to carry color or build. A 100 percent solids build coat is what you roll for film thickness and what you broadcast flake into. A low viscosity metallic epoxy is formulated to move and to carry mica pigment, which means it is a decorative coat, not a general purpose base. A moisture vapor barrier epoxy is a specific answer to a slab that tests high for vapor drive, and it goes down first, under everything else.
The common mistakes are all sequencing. Rolling a build coat straight onto an unprepared or acid etched slab. Skipping the moisture barrier because the slab looked dry. Missing the recoat window, which on epoxy usually means either recoating while the previous coat is still slightly tacky or waiting for full cure and then abrading it before the next coat goes on.
Epoxy also ambers. Most epoxies yellow with UV exposure, so an epoxy is the wrong final layer anywhere daylight reaches. Plan on a UV stable topcoat over it, and confirm the two are compatible as a system.
What to check before you order
- Decide which layer you are buying: primer, build coat, metallic or moisture vapor barrier, since they are not substitutes for one another
- Check the moisture test result on the slab against the epoxy manufacturer's stated limit before ordering
- Confirm the recoat window, including whether the next coat goes on while the epoxy is still tacky
- Verify the mix ratio and mixing time, since under-mixed epoxy leaves soft spots that show up weeks later
- Plan a UV stable topcoat over any epoxy that sees daylight
- Buy off the stated coverage rate for your intended use, since a flake base coat is applied heavier than a solid color coat
Epoxy: common questions
What does 100 percent solids epoxy mean?
A 100 percent solids epoxy contains no solvent or water carrier, so the film thickness you apply is essentially the film thickness you keep after cure. Solvented or water-based epoxies lose volume as the carrier flashes off, which is why they build thinner from the same amount of material.
Do I need an epoxy primer under a floor coating?
An epoxy primer improves adhesion and reduces pinholing by sealing a porous slab before the build coat goes down. Whether it is required depends on the system and the slab condition, but a ground, porous or previously contaminated floor is a strong case for priming first.
Why does epoxy turn yellow on a garage floor?
Epoxy ambers under ultraviolet light, which is normal for the chemistry rather than a defect. Any epoxy floor that sees daylight through a door, window or skylight should be finished with a UV stable topcoat such as a polyaspartic or urethane clear.

How long is the pot life of epoxy floor coating?
Epoxy floor coating gives considerably more working time than polyaspartic, but the pot life is finite and shortens as the mixed material sits in the pail and as the slab warms. Follow the pot life on the data sheet, and pour the mixed batch out onto the floor rather than working from the bucket.
