Choosing between epoxy, polyaspartic and polyurea

Almost every floor sold out of this category is a system, not a single product. A system is a primer or moisture barrier, a body coat that carries the color or the flake, and a clear topcoat that takes the abuse. The resin chemistries in this category are not interchangeable layers you pick by price. They behave differently in the bucket, on the substrate, and two years later under a hot tire.

Epoxy is the workhorse base. It wets out concrete well, builds film, fills minor texture, and gives you enough working time to roll a room and broadcast flake into it. The trade-offs are speed and sunlight. Epoxy takes longer to reach foot traffic than the fast chemistries, and most epoxies amber under UV, which is why an epoxy is rarely the last coat on a floor that sees daylight. Pot life shortens as the mixed material sits in the bucket and as the slab warms, so pour it out rather than letting it kick in the pail.

Polyaspartic and polyurea sit at the other end. They cure fast, hold color under UV, and let a crew grind, coat and return a garage in a compressed schedule. The price of that speed is working time. A polyaspartic pot life is measured in minutes, not the better part of an hour, and it gets shorter as the temperature climbs. Crews that fail on polyaspartic almost always fail on batch size and on trying to keep a wet edge across too much floor with too few people.

The decisions that actually govern this category are made before any resin is opened. Test the slab for moisture. Concrete that is pushing vapor will delaminate a coating regardless of how good the coating is, and that is what the moisture vapor barrier products in this category exist for. Profile the slab mechanically. Grinding gives a consistent, clean, open surface across the whole floor, while acid etching gives an inconsistent one and leaves residue that has to be neutralized and rinsed. Then check compatibility down the stack, because the primer, the body coat and the topcoat all have to belong to the same conversation.

Match the system to the exposure, not to the room name. A shop floor that sees forklift traffic, a residential garage that sees road salt in winter, a commercial kitchen that gets hosed down and a showroom that only sees shoes are four different specifications. Coverage varies with slab porosity and profile, so buy off the manufacturer's stated rate for the product you are using and add for a profiled or thirsty slab.

  • Run a moisture test on the slab and compare the result against the coating manufacturer's limit before ordering any resin
  • Confirm the primer, body coat and topcoat are compatible as a stack, ideally from the same manufacturer's system
  • Check the pot life of each component against your crew size and the actual slab temperature on install day
  • Confirm the recoat window, both the minimum and the maximum, so you know whether the next coat needs to go on wet or after an abrade
  • Verify whether the topcoat is UV stable if any part of the floor sees daylight
  • Size the order off the manufacturer's coverage rate for your profile, then add for a ground or porous slab

Coatings: common questions

What is the difference between epoxy and polyaspartic floor coatings?

Epoxy floor coating is a slower curing, higher build resin normally used as the primer and body coat of a system, while polyaspartic cures fast, holds color under UV and is usually the clear topcoat. Most garage floors run epoxy underneath and polyaspartic on top.

Do I need to test concrete for moisture before applying a floor coating?

Yes. Moisture testing the slab is the step that decides whether a concrete floor coating stays bonded, because vapor driving up through the slab pushes coatings off from underneath. Test before you buy resin, and if the slab reads high, plan on a moisture vapor barrier as your first coat.

Can you apply a floor coating over an existing epoxy or sealer?

Recoating an existing floor coating is possible when the old film is sound, well bonded and mechanically abraded first, but a failing, peeling or unknown coating should be ground off instead. Sealers in particular block adhesion and usually have to be removed rather than coated over.

How long before you can drive on a newly coated concrete floor?

A newly coated concrete floor reaches foot traffic well before it reaches vehicle traffic, because hot tire pickup depends on full chemical cure rather than surface dryness. Follow the cure schedule on the data sheet for the specific topcoat you used, and give a cold slab extra time.

Does concrete have to be ground before coating, or is acid etching enough?

Mechanical grinding is the reliable way to prepare concrete for coating. Diamond grinding removes laitance and old coatings, opens the pores evenly across the whole slab, and leaves a consistent profile. Acid etching is inconsistent, does not touch most contamination, and leaves residue that must be neutralized and rinsed.

What temperature do concrete coatings need to be installed at?

Resinous concrete coatings are sensitive to both air and slab temperature, and the slab temperature matters more. Cold slows the cure and can leave a soft or tacky film, while heat shortens pot life sharply. Work inside the temperature range printed on the product data sheet.
